Legal Ways to Sublet Your Apartment

Subletting is all the rage now that summer is upon us and people are traveling, studying abroad, moving home, or so sick of their roommates, they’re hoping to stick them with someone else.

Are you thinking about subletting? There are many things you should do before you hand over a key. While I’m sure there are ways to get around your apartment’s ridiculous subletting fee (because they have to milk you for everything you’ve got, don’t they?), it’s more important (and on the safer side) to do things the legal way.

Don’t be tempted to do it any other way. You’ll get caught and the fee will be outrageous. Here’s my advice on ways to sublet your apartment legally.

1. Check your current lease

Is subleasing even allowed at your apartment complex? That’s probably something you want to check on. Be sure to go over your lease with a fine-tooth comb. You don’t want to get in trouble for anything small. You know these apartment complexes are trying to charge you for every little thing. 

2. Contact your apartment complex management team

If you’re looking for someone to sublet your apartment, let management know. Oftentimes, people come in wanting to sublease an apartment for a small period of time but do not know anyone in the complex who is subletting.

Sometimes the office will keep a list of residents who are wanting to sublet. That’s the list you want to be on. If you’re hoping to sublet your apartment, this is one of the fastest ways to get in contact with someone.

3. Get it in writing

Make sure your landlord is okay with subletting and make sure they write out the terms and conditions. You’ll want to do the same thing with the person who is subleasing from you. Getting everything in writing will make sure no one is confused and all your bases are covered.

4. Post your sublet ad on as many websites as possible

As soon as you decide to sublet, be proactive and post on as many websites as you possibly can. You want to reach as many people as possible in a short amount of time. You want to have options for subleasers, and you don’t want to be forced into something. Stay in contact with your subtenant throughout their renting term to be sure everything is going smoothly. But a lot of your sublease agreement will depend on how your complex/landlord will handle it.
