4 Ways to Attract Students to Your Apartment Sublet Listing

Apartment hunting can be a major struggle. Finding one with a good price, along with a good environment, can be a hard thing to come across. On the other hand, finding someone to take over your apartment can be just as hard.

All the things someone else is looking for needs to be what you bring to the table. You can’t just write random things about your apartment and think that that is going to have students banging on your door to sublet from you. You need to think about it as if you are on the other side of things.

If you were to go on the internet and look up apartments to rent, you would have a set list of things you plan to look into and things you aren’t willing to compromise about. Students can be very headstrong and set in their ways about what they want, so you want to make sure that what you are describing about your apartment will attract the kind of people you want and will actually attract people at all.

There are wrong ways and right ways of presenting your apartment online to the mass amount of students that are looking to rent or sublet.

Students just want to find a suitable place just like you are trying to find a suitable student to rent from you, but that all requires making that match between renter and apartment.

There is a lot of work that goes into making your place seem appealing in both aspects, visually and when you describe it online. Words should match the visual pictures and the words should build your place up, not tear it down.

There are many ways to make sure that your apartment has a fighting chance of being perceived well on the market — you just have to be willing to do the work.

1. Titles: I’m not saying all exclamation points all the time. My point is make it a point to have your headliner be one that makes a student stop and want to click on your listing. Even if they personally don’t end up liking it, they may know someone that might and we all know word of mouth with students is a big way to get information across.

You don’t just want to write FOR RENT and then click post. That isn’t very engaging and you will be struggling forever to find someone who is even remotely interested in what you are selling. Here is an example of a good title to attract the masses:

2. Description: As clear-cut as the titles should be, the description of your place needs to be even better. You have got them locked in with your title, so when they dig deeper to learn more, you need to give them just that … MORE!

Make sure that you mention the best feature of your apartment first off, just to keep them intrigued. They want to know the details about your place and what makes it unique, why you love to live there, and what they would get out of living there.

The key is using good adjectives to describe your place to the best of your ability. Using terms like urban and upscale or modern and chic could create a lot of buzz. Just make sure you don’t embellish too much because pictures don’t lie (technically).

3. Pictures: Students want to make sure that after what they have read that what you are presenting is legit. So herein lies the pictures. Make sure the photos you upload are high quality and of the best caliber. You want to shoot from the best angles at least and make sure to upload a picture of every room, leaving nothing out.

Make sure your words match with the pictures because a cautious student will notice a difference and move on to look into other apartments.

4. Details: You want to make sure that in your description or just somewhere in your listing, you give them extra detail about your place. It is as if you are giving them extra credit. You want the future tenant to feel enticed by knowing something so exciting about their potential future home. Things like fully furnished or walk-in closet might sell your place to even the most stubborn of renters.

You never know who you are dealing with until they write to you telling that they are interested in your listing. Not all apartments may have what your apartment has, so maybe play up some of the things that you find interesting or cool about your place. Personal stories are always welcome.
