6 Ways To Prepare Your Apartment For A Subtenant Tour

Creating the perfect apartment tour is essential for scoring the perfect subtenant. You want them to be impressed by your apartment, but how? Besides the basics, like cleaning, many other things can be done to amp up the look of your apartment. This article will focus on showing an apartment that is already furnished or that has furnishings in it, regardless of whether they will be moved out later.

If you’re showing an empty apartment, you can likely benefit from these same topics except for the decorating ones. Here are six ways to prepare your apartment for a subtenant tour.

1. Wipe, vacuum, dust, etc.

This kind of goes as basic knowledge, but you’re going to want to thoroughly clean your apartment. However, this doesn’t mean just tidy up the place, it means clean it. Really clean it. Subtenants can tell if everything is vacuumed, dusted, and otherwise cleaned. They may not go around inspecting every surface, but they will be able to tell. This means that you’ll need to get out those wipes, sponges and gloves. Deep cleaning especially applies to places you frequently use like bathrooms and kitchens. Nobody likes looking at a sink or shower with hair in it. Make sure you clean as much as possible, as best as possible.

Similarly, all of the apartment decor pictures on the internet don’t really reflect everyday life. Everything is neat and in order and it looks straight out of a magazine (which it very well could be). However, there is something to be learned from this. When you live somewhere, your living things can be laid out wherever you want them for convenience, but someone looking around may not be so forgiving. They probably don’t want to see your deodorant. If you have nice looking things, display them in an organized way, but if you don’t, put them in some drawers and out of sight. This will make your place look cleaner and less used which means they’ll assume it to be nicer without you having to change anything.

However, this can very quickly turn into the opposite extreme. Sometimes you’ve gone about hiding all your stuff and cleaning so thoroughly that it looks more like a hospital than a home. You want it to look clean and nice, but not completely sterile. If you have some nice, soft, decorative items, put those out on display. Put some nice pillows out or drape a soft blanket over the couch. You might not want to make it super obvious that someone lives there, but it should be apparent that someone could live there. A trick from realtors is to put some cookies in the oven so it smells nice or light a sweet scented candle to make it feel more homey.

4. Add some life.

Another great way to perk up your space and make it feel more alive is to actually put something alive in it. When I say this, I’m talking about plants and not a herd of animals. Houseplants are especially cool right now and they’re the key to making a place look and feel great. Most plants are very, very easy to keep, but if you feel your green thumb isn’t up to par, fake plants work just as well. If you aren’t keen on investing in plants anytime soon, you could spruce up by placing some fresh-cut flowers in a vase. Those are often cheap and a beautiful addition to the space.

5. Showcase the best.

When giving and prepping for the tour, you want to focus on highlighting the best of your apartment. Having lived in it, you know exactly what its ups and downs are. If there are any spots or blemishes around, you can move some furniture around a bit to cover them up. Or you could utilize a well-placed rug or picture frame.

6. Maximize lighting.

Another tip from the pros is to maximize your lighting. Allowing light inside the apartment will make it feel bigger and more appealing. Open up all the blinds to allow the light to seep into the apartment. If it’s nice out, open a window. If the weather is dark and gloomy, turn on some of the lamps instead of the overhead lighting so it seems less jarring. Soft lamps will similarly make the apartment feel more cozy and inviting.
