6 Ways To Drive Traffic To Your Apartment Listing

Maintaining and bringing in new tenants to your apartment listings is crucial, but how do you create traffic to them? A balancing act between doing too much or too little, listing and promoting your complex is essential to its success. Knowing how to channel this success is simply knowing which steps to take.

Here are six ways to drive traffic to your apartment listing.

1. Blog about it.

You would be surprised how much good a decent blog post about your apartments can do. Blogging opens up information to a variety of people, not just the ones who do intense internet research to find an apartment. Blogging could mean creating your own blog about your apartments and their happenings or suggesting one of your clients write one for you.

People will often trust the blogger’s opinion if they seem real and honest. If customers feel like a genuine person has written about their true experience, they’ll be likely to have the same result. Therefore, a blog post about the perks of your apartment complex can do wonders. They’re also easy to share with friends via lots of social media sites.

2. Use aggregator sites.

For most of us normal people who aren’t professionals on the real estate circuit, we turn to large aggregator sites to find our information. In fact, I would guess that a majority of people will turn to one or many of these sites first to look for apartments in their area. Keeping your apartment listings off of these aggregate sites means missing out on a large percentage of possible tenants.

This doesn’t mean you have to list on every single site, but picking out a few of the better, larger ones will still offer the same results. Do a quick search of “apartments in (your city)” and see which sites pop up first. It may be smart to select those sites because they will be the most accessible.

3. Reward tenants.

With all technology does for us now, it is easy to forget the power of word of mouth. The simple suggestion or recommendation of an apartment to a future tenant is usually the thing that seals the deal. Having positive relationships with a current or previous tenant guarantees honest feedback about their possible stay. If you want your tenants to promote your apartment complex, first, make sure that you’re tending to their needs and they enjoy their stay. Secondly, reward them for driving traffic to your apartments. Set up a program so when someone they’ve recommended signs a lease, they get a reward as well.

4. Use social media.

Similar to the idea of blog posts, sharing on any form of social media will increase the traffic and interest in your apartments. Having any sort of social media already promotes that you’re not outdated, a big factor for young people. If you make your social media accounts both fun and professional, you’ll get the best of both worlds.

Be sure to share and take pictures of all the cool happenings that are going on around the complex. If you have any sort of amenities like a pool or fitness center, be sure to share about those as much as possible. Seeing or hearing about people enjoying their living experience is a huge bonus. Social media also makes it easier for your current and future tenants to connect with you in a less formal way.

5. Invest in online advertising.

If you’re really serious about driving more internet traffic, it may be time to invest in some online advertising. Luckily, this isn’t very difficult to do anymore. Once you make a good looking banner or picture advertising your apartment complex, you just have to sign up with sites that format advertising. Online advertising is smart — they’ll only post your listing in the surrounding area and especially on websites if people have been searching for apartments lately. This means that even if they aren’t looking to buy now, seeing your listing consistently will make it an option on their list if they do.

6. Polish your website and listings.

Perhaps one of the best selling points a listing can have is a good website. Now, it may be easy to put together something basic and informational, but it won’t help you out much. It may be worth your while to work with a web designer to revamp your site. Good, professional pictures of your rooms and facilities are vital to the success of your apartment. If your website looks outdated, people will assume that your apartments are too. You want them to believe that they’re getting the best and newest deal on the market.

Make as much of your information as readily available as you can. If your future tenants are left too in the dark, they may deem it not worth their while. Also, make sure that your information is up to date and accurate. Having a polished and well-maintained website can be the deciding factor between visiting and vetoing.
